Authorization Verification for Rental Property Listings Has Become Mandatory in Turkey

A new period will begin for homeowners as of January 1, 2025. Accordingly, the Electronic Ad Verification System application will become mandatory for those who want to rent their homes with the new year.
The Ministry of Commerce announced that as of January 1, 2025, authorization verification will be mandatory for rental real estate advertisements published on advertisement platforms. Here are the details in the regulation.

- New Obligations Introduced to Real Estate and Vehicle Advertisements
In the written statement made by the Ministry, "With the regulation changes made by our Ministry of Commerce on August 31, 2023, fake advertisements, advertisement pollution, In order to prevent speculative price increases and consumer grievances, identity and authorization verification obligations have been imposed on advertisement platforms where real estate and vehicle advertisements are published.
- Authorization Verification Has Become Mandatory for Rental Real Estate Advertisements
In this direction, the Electronic Advertisement Verification System (EIDS) has been established by our Ministry of Trade and in the first stage, identity verifications of people who want to place advertisements have started to be made from this system as of November 1, 2023. People who do not verify their identity information cannot enter advertisements on advertisement platforms. The second phase of EİDS, authorization verification application, will be mandatory for rental real estate advertisements as of January 1, 2025. In the upcoming process, authorization verification will be made mandatory for real estate and vehicle advertisements for sale.
- Penalty for Social Media Platforms Publishing Advertisements
In the statement regarding the EİDS authorization verification application, "Advertisements can only be placed by the real estate/vehicle owner, the real estate/vehicle owner's 1st and 2nd degree blood relatives or spouse, and real estate/gallery businesses with authorization certificates authorized by the real estate/vehicle owner from the EİDS authorization screen on e-Government.
The regulation in question covers all advertisements given in electronic media, including social media, and all real estate and vehicle advertisements in electronic media are meticulously monitored by our Ministry.
As a result of the examinations conducted within this scope, it was determined that advertisement activities were carried out in violation of the regulation on Facebook and Instagram applications operating within Meta Platforms İstanbul Bilişim Hizmetleri Limited Şirketi, and administrative fines were imposed on the said platforms." statements were included.

It was reported that access to social media accounts where real estate and vehicle advertisements were shared was blocked and continued as follows:
"In this context, 1426 social media accounts have been blocked to date. In the upcoming period, necessary sanctions will continue to be applied to advertisements published in violation of the regulations introduced by EİDS. In addition, authorization documents will be canceled. We have initiated our legal work regarding this matter.
Businesses engaged in real estate and vehicle trade should not share real estate and vehicle advertisements on their social media accounts, and it is important to act in accordance with this matter in order to prevent social media accounts from being blocked and to avoid facing other administrative sanctions.
In order for our citizens not to suffer, they should not trust real estate and vehicle advertisements on social media."
